What drives renovation cost in Toronto
Six factors move the number more than anything else. Scope — a cosmetic refresh and a gut renovation are different projects, even in the same room. Square footage — more floor means more material and more labour, but cost per square foot usually drops as size grows. Structural changes — removing load-bearing walls means engineering, beams and permits. Permits and drawings — any structural, plumbing or electrical change in Toronto requires a Building Permit and stamped drawings (ours are included, filed in-house). Finish tier — tile, cabinetry and fixtures span a wide range; this is where you control the budget most. And the age and condition of the home — knob-and-tube wiring, galvanized plumbing or hidden water damage in older Toronto houses add real work that a walkthrough catches before it becomes a surprise.
That’s why we don’t quote over the phone. We come out, measure, look at the actual conditions, and put a fixed number in writing.
Fixed-price vs hourly: why we quote a written fixed price
Hourly (time-and-materials) contracts put the risk on you: the slower the job, the more you pay. A CNB quote is a written fixed price for a written scope — signed before day one and locked until you change the scope in writing. If we hit a surprise behind a wall, that’s our schedule to manage, not your invoice to absorb. You budget once, and the number holds.

Step one — a free on-site walkthrough anywhere in the GTA: we measure, check conditions, and talk through what you actually want. Step two — a detailed scope: every line itemized, from demolition to final paint, with allowances stated clearly. Step three — a fixed-price written contract with WSIB and $2M liability certificates attached. From there: permits filed in-house, one crew, weekly written updates, and a 10-year structural warranty at handover.
