What “design-build” actually means
Traditional renovation is design-bid-build: you hire an architect, take their drawings to two or three contractors, pick a bid, and then spend the project refereeing between the person who drew it and the person who builds it. When something doesn’t line up — a beam, a budget, a permit condition — each side points at the other, and you pay for the gap.
Design-build replaces that with one accountable company. At CNB, the architect who draws your plans, the engineer who sizes the structure, the designer who picks the finishes, and the crew that swings the hammers all work under one roof — and under one written fixed-price contract. One point of contact from the first sketch to the final inspection.

You sign a single fixed-price agreement covering design and construction. One project manager owns your timeline and reports to you weekly. Because the design team and the build crew sit in the same company, your drawings are priced as they’re drawn — so the design you approve is a design you can afford, and the schedule you’re given is one we control end to end.

Fewer change orders: the builder is in the room while the design happens, so constructability and cost are checked before drawings are finished — not discovered during demolition. Faster permits: our BCIN-certified designer prepares and files the permit set in-house, and the same team answers the city’s questions.
