Not subcontractors. Not outside firms we hand you off to. CNB staff, on your project from day one. The same team takes on custom home builds.

Draws your layout options and the full BCIN-stamped permit set in-house.

Structural engineer On staff

Sizes beams and structural changes, and signs off the work.

Interior designer On staff

Lays out finishes, lighting and materials with you.

Project manager On staff

One named contact — written schedule, weekly status reviews.

In-house trades On staff

The same crew frames, wires, tiles and finishes. Same faces every day.

What “design-build” actually means

Traditional renovation is design-bid-build: you hire an architect, take their drawings to two or three contractors, pick a bid, and then spend the project refereeing between the person who drew it and the person who builds it. When something doesn’t line up — a beam, a budget, a permit condition — each side points at the other, and you pay for the gap.

Design-build replaces that with one accountable company. At CNB, the architect who draws your plans, the engineer who sizes the structure, the designer who picks the finishes, and the crew that swings the hammers all work under one roof — and under one written fixed-price contract. One point of contact from the first sketch to the final inspection.

One contract, one price, one schedule

You sign a single fixed-price agreement covering design and construction. One project manager owns your timeline and reports to you weekly. Because the design team and the build crew sit in the same company, your drawings are priced as they’re drawn — so the design you approve is a design you can afford, and the schedule you’re given is one we control end to end.

Why design-build saves time and money

Fewer change orders: the builder is in the room while the design happens, so constructability and cost are checked before drawings are finished — not discovered during demolition. Faster permits: our BCIN-certified designer prepares and files the permit set in-house, and the same team answers the city’s questions. Single responsibility for budget: there’s no gap between “what the architect drew” and “what the contractor priced” — it’s the same company, so the number holds. And when a structural surprise does appear behind a wall, the engineer who can resolve it is one desk away, not one subcontract away.
